If your PRICE IS RIGHT
- you should be able to sell, if there is anyone looking for a property, like yours, in your area. To assess the price you need to do your HOMEWORK - Check similar properties in YOUR area - how much did they ask or sell for ?
- There are lists available from the Real Estate companies - ask for one. Or you can use Quotable New Zealand -
online
to check prices. They offer a service where you can check on sale prices for the last sales in any given area for a small fee, online. Keep in mind that you don't have to pay any agents 1000's of Dollars - maybe you could sell it a little cheaper than any agent could... You could ask 1 or 2 agents to give you an idea of the right price, without obligation. You could also check the
REINZ website
for public New Zealand property statistics.
- Hold an " open home "
- work out the times you will do this and publish it online as well...NOW WHAT'S IMPORTANT TO HAVE A SAVE
OPEN HOME? a. Have a friend present to attend in EACH ROOM, this will keep everything save! b. Have a skilled negotiator friend present to ASK visitors for feedback, any feedback is good to re-assess your conditions and sale price. c. KNOW your bottom line by asking friends, neighbors and agents in your area. RECORD all visitors email address and/ or phone number so you can contact them later if you change your price. d. Choose a time that suits most people and have it nice and long e.g. 2 hours after lunch on a Saturday IS GOOD, but also give people the opportunity to arrange another suitable time for them if they can't make it that time... Have a printout ready of all important things about your property. If you design your weblisting on Prosale well enough, you can use the PRINT FRIENDLY version to print out your brochures direct from the Internet listing, as many as you need each time...
- Get a LIM report: Land Information Memorandum) from your local council - it costs money but you will make a good impression if there are no problems associated with the property. ( If there are - maybe you need to address
that and fix what you can ) The LIM report will detail the condition of the land, and show problems - so if there are none - the better.
- Have a typed up description of your house ( photocopy ) ready to send or hand to potential buyers - list all features , the size of house , section, subdividable ? etc.
- Have your Valuation new Zealand ( Quotable ) ready. Compare how much over / or under this valuation most other properties in your area have sold for and work out an average from that. It's honest and possibly will reflect
what you can expect to get for your property. Is your property appeal above or below average ? Get this to a reasonable ratio and you will be selling.
